Description
Unique manor house in the centre of Capdepera, with a partial reform that preserves all the charm of its historical architecture. Apart from the basement areas, formerly used to store agricultural products, among which the production of olives and olive oil stands out, this large house is structured on three floors, with a total of 6 bedrooms and 3 bathrooms:
The main floor, with a beautiful entrance that maintains the old pavement, an en suite room that currently serves as a library, a large living room with fireplace and high ceilings, the kitchen office with dining room and fireplace, interior patio that retains a medieval air and access to the back of the house: with the old olive mill, stables and warehouses that today are used as a garage, play area, storage room, barbecue and fireplace, and a patio/garden that would serve for the construction of a swimming pool, romantic style garden or urban orchard.
The first floor, which can be accessed via the old open staircase at the entrance, or via a service area above the old oil mill, has two living rooms connected by large windows, a complete bathroom, two double bedrooms and a single bedroom, a beautiful terrace with panoramic views towards the west and the nearby mountains and a storage/laundry room. And the back part of the property is structured in a living room, two terraces, a large open plan living room, ideal to build more rooms or a whole flat, as the urbanistic norms of the area allow it.
The attic floor: which we go up from the main staircase, with a special charm, as it conserves the typical windows of the period, and where there are two double bedrooms, a complete bathroom and two small living rooms that make up a cosy, intimate and peaceful space. From the attic floor there is access to a solarium terrace with 360º views of the village, the medieval castle, the mountains and the surrounding countryside, an experience for the senses.
The whole house is in a very good state of conservation, both aesthetically and structurally, with original or restored wooden beams, the original floors of old pavement and the original distributions of the space that tell us about the history of the house, from the oil mill, the vaulted cellars to the roofs, which have thermal insulation, but are still covered with Islamic tiles, through the facade, which has remained intact since the beginning of the 20th century.
The heating is by aerothermal heating and cooling, the windows are fitted with thermal insulation and double glazing, the domestic water is tempered by thermosolar panels with thermoelectric support, and the water supply is by cistern, two cisterns and connection to the municipal supply network.
The house has all the certifications, and is fully legalised both at registry and cadastral level, which allows for reforms, extensions or conversion into a boutique hotel, spa, restaurant or multi-family space with a feasibility study already done in 2021 in this regard.
